Energetic Certificate: What is it, and why do you need it to sell your property?

 

The Energetic Certificate is an essential and mandatory document when selling your property in Portugal and has been obligatory since December 2013.

What is it?

It evaluates the energetic efficiency of the property on a scale from A+ (which represents the highest energetic standard saving the most money climatizing) to F (meaning the property has a low energetic efficiency). In addition, it contains information about the construction characteristics of the property and its energy consumptions like water heating, cooling & heating of the house, and includes measures to better the efficiency.

These certificates are issued by an authorized technician certified by ADENE (Agência para a Energia), which after your initial contact will come to inspect the property, you can find them here: Certificar é Valorizar

To request one of these surveys, you will need the following documents:

-Urban Land Registry (Caderneta Predial Urbana)

-Certificate of Registration of the Property in the Conservatory (Certidão de Registo na Conservatório)

-Owners Information & NIF

-Architectural Plans of the property

-Speciality Projects (if applicable)

-Technical Specification of construction of property (Ficha Técnica da Habitação)

After the inspection of the property, they will proceed with a survey rating the property with the collected data, pointing out the points & measures to reduce energy consumption, for example, the installation of double glazing, air conditioning, wall insulation etc. Also, giving a rough cost estimative on these procedures, it usually takes 2 to 3 business days to issue the certificate after the inspection and is valid for 10 years, independent if it's sold again within this time period.

Note – These prices do not include the technician’s appraisal fees, so make sure to get a few quotes of certified ADENE technicians to compare before you settle with one.

What is the Value of the Fines?

For individuals, fines go from 250€ to 3740€ and for companies 2500€ to 44890€
