The Algarve has long been a favourite for Brits and Northern Europeans, particularly for sun-seekers and retirees. Over the past 12 months, a notable shift has been developing, American buyers are increasingly influencing the region's real estate market, driven by a combination of economic factors and lifestyle aspirations.

Americans in the Algarve

Historically dominated by European investors, the Algarve is now witnessing a surge in American interest. Factors such as favourable exchange rates, Portugal's appealing lifestyle, and strategic investments have made the region particularly attractive to U.S. buyers.

In just five years, American property ownership in Portugal has skyrocketed. Before the pandemic, Americans made up less than 1% of foreign property purchasers. By the end of 2024, they accounted for 10%, and in the Algarve, that number is still rising in 2025.

Factors Influencing the Trend

Several economic developments are influencing American investment:

  • Real Estate Value: Compared to California or New York, property in the Algarve offers more space, better views and luxury finishes for significantly less.
  • Currency Dynamics: As of April 2025, the dollar has declined by approximately 9% year-to-date, marking its steepest monthly drop since the 2007–09 Global Financial Crisis. This downturn is largely attributed to President Trump's intensified trade policies and public criticism of Federal Reserve Chair Jerome Powell, which have unsettled financial markets and diminished investor confidence.
The weakening dollar has implications for American investors eyeing European real estate, including properties in the Algarve. While a stronger dollar previously enhanced U.S. purchasing power abroad, the current depreciation means that American buyers may find European investments slightly more expensive than anticipated. Therefore, particularly in the short term, hesitancy is to be expected.
  • Trade Policies: However, the implementation of new tariffs and trade policies has prompted investors to diversify their portfolios, with real estate in stable European markets like Portugal becoming increasingly attractive.
  • Direct Access: The introduction of direct United Airlines flights from Newark to Faro made Algarve homes even more accessible to East Coast buyers.

What It Means for Sellers

If you're a property owner in the Algarve, this U.S. boom presents a huge opportunity. International exposure, especially to American audiences, can command higher prices and speed up the selling process. Listings that appeal to U.S. tastes, think smart homes, open-plan kitchens, and outdoor entertaining spaces, are selling faster than ever.

Looking Ahead

As global economic landscapes evolve, the Algarve's appeal to American investors is likely to persist. The region's combination of natural beauty, cultural richness and investment potential positions it as a prime destination for those seeking both lifestyle and financial returns.
